How a Kozdron build goes.
Six steps, from the first phone call to the day you get the keys. Jacob runs every one of them himself.
The six steps
This is the order a whole house goes in. An addition or a patio follows the same sequence with fewer stops in the middle.
-
A phone call
Tell us what you're after: a finished house of ours, a build on a lot you own, or an addition. Ten minutes is usually enough to say whether it's a fit and roughly what it costs.
-
Walk the property
We meet you at the lot and go over what decides the cost: grade, drainage, setbacks, which trees stay, where the well and septic go, and what the township will allow. Most of the budget is set here, before anyone draws anything.
-
Plan and price
You get a plan and a price, broken out far enough to see where the money goes. If it costs more than you wanted to spend, you hear that before a single thing is ordered.
-
Design and selections
Layout, elevation, kitchen, baths, flooring, lighting, and the exterior. Jessica works through all of it with you in person, instead of sending you off to a showroom.
-
We build it
Permits, excavation, foundation, framing, mechanicals, and finish. When you want to know where things stand, you call Jacob and get an answer that day.
-
Walkthrough and keys
We walk the finished house together, write down everything that needs another pass, and work through the list with you. After you have the keys, the number on this site is still Jacob's.
What we handle on a build
Jacob hires the trades himself, schedules them, and checks the work. You deal with him.
- Permits and township approvals
- Excavation, grading, and the drive
- Foundation and framing
- Roofing, windows, and exterior
- Electrical, plumbing, and HVAC
- Insulation and drywall
- Cabinets, counters, and tile
- Flooring, trim, and paint
- Final grade and seed
- Punch list and walkthrough
We would rather give you the bad news early
If your lot needs serious dirt work before a foundation can go in, you'll hear it on the walk rather than after you have paid for it. If the house costs more than the number you gave us, you'll hear that while you can still do something about it.
Tell us what you are trying to build.
A lot you already own, a house you want us to put up, or a kitchen that needs opening. Jacob will tell you straight whether it is something we can do and roughly what it costs.
